As soon as you step inside, every corner radiates comfort—from the bar area to the gallery walkway. The house features a spacious and atmospheric living room with a cozy sitting area and television. The large open kitchen (with island) is fully equipped with modern appliances including a dishwasher, refrigerator, freezer, microwave, oven, kettle, Tassimo coffee machine, and ironing facilities.
There are three bedrooms:
• Bedroom 1 (en suite): a 160 x 200 cm bed
• Bedroom 2: a 140 x 190 cm bed
• Bedroom 3: a 140 x 190 cm bed
The property also includes two bathrooms and two toilets.
Exterior
Outside, everything has been renewed as well on a fully enclosed plot of 200 m², ensuring privacy and safety. The covered terrace is furnished with garden furniture, parasols, and a barbecue (plancha), perfect for outdoor meals. The new private swimming pool is equipped with an alarm system for extra safety. Around the pool, you will find sun loungers and an outdoor shower.
The house is peacefully located in Saint-Martin-Petit, just 5 km from the nearest village with a bakery, small shop, and restaurant. A larger supermarket is also 5 km away. The Lot-et-Garonne region is known for its beautiful nature, picturesque villages, and culinary specialties. It is the perfect base for hiking, cycling, and discovering local culture and gastronomy.
